We are home remodeling and Construction Company.  We come across many great real estate deals from Bank owned to Estate Homes. Our investments turnaround period is from purchase, remodel and selling of homes averages between 60-120 days. We are looking for investors that can partner with us or just for individuals that are looking for return on their money. Here is a typical transaction that we have done in the past. -We find the property, we negotiate with the seller or the bank. -We get all the inspection needed. -You can inspect the property, or whatever you need to make sure you are comfortable with the investment. -We get the title company to give us insurance on the title. -You pay the title company yourself for your portion of the property and a lien is placed on the property with the amount of your investment + interest. -We pay the title company the remainder of the balance. -We pay for the remodeling. -We stage the house and list it for sale. -You get paid first when the house is sold directly from the title company. Typically we pay you 10% interest if the house sells within the first 6 months from the day of purchase.  If for some reason the house takes longer than anticipated, we will agree to pay you additional 2% for the remainder of the year.  That is 12% for one year investment. Your investment is always guaranteed with a lien on the property.  We have done 12 houses in the last year alone with prices range from $150K to $550K.  We are currently working on 3 houses and we will be closing sale on 2 additional houses within the next 60 days, we welcome you to walk through and see our work.  We can provide a list of our properties and you can check the county records for that.
